The short version: I only collect what I need to help you, and I don't sell it. The one ad tracker on this site just tells me whether my own ads are working, and you can switch it off below.

Who this covers

This is the website of Brenda Geraci, a REALTOR® with Keller Williams College Park in Upland, California. This page explains what happens to your information when you use the site or send me a message.

What I collect

When you fill out the contact form, I collect the details you choose to share: your name, email, phone number, whether you're buying or selling, and whatever you write in your message. If you never fill out the form, I'm not collecting personal details about you.

Like most websites, my host keeps basic, standard server logs (things like IP address and browser type) to keep the site secure and running. I don't tie those to you personally.

How I use it

I use what you send me for one thing: to get back to you and help with your home search or sale. I may add your contact details to my own client records and my real estate CRM so I can follow up and stay organized. I don't sell your information, and I don't share it for anyone else's advertising. The one advertising-related thing on the site is a measurement pixel for my own ads, explained under Cookies below.

Cookies and the tools on this site

The site remembers small things on your own device, like the fact that you've already seen the intro animation, so it doesn't repeat itself. That stays in your browser and never reaches me.

The home search runs on my own site rather than on somebody else's — there's no third-party search widget, and no search vendor gets your browsing. It does set three small cookies and all three are functional: one anonymous id, because the MLS requires a daily limit on how many listings one person can view, and two more only if you choose to sign in. The detail is in the home-search section further down this page.

The listing data itself comes from the MLS (CRMLS) and is provided for your personal, non-commercial use in finding a home.

The contact form uses Cloudflare Turnstile to block spam bots, and the site is served through Cloudflare. Those set basic security cookies.

I keep a simple, anonymous count of visits — page views, roughly where visitors are (city/region), and which site sent them my way — handled by Lima Bean Photography, who built and hosts the site, so I can see how it's doing. It uses no cookies, doesn't identify you, and isn't shared or used for ads.

I run ads on ChatGPT, and to see whether they're working I use OpenAI's ad-measurement pixel. It sets a small cookie in your browser so that if you arrived from one of my ads, OpenAI can tell that this visit — and a message or call that follows — came from that ad. It reports page views, contact-form submissions, and taps on the Call and Text buttons. If you send the form, it may pass OpenAI a scrambled (hashed) version of the details you entered so the match can be made; OpenAI doesn't receive them in readable form. That's the only advertising tracker here — no Google Analytics, no Facebook pixel — and you can switch it off with one click under "Do Not Sell or Share" below. It stays off in that browser.

There's still no cookie pop-up to click through. The disclosure is this page, and the off switch is right below.

Who I share it with

Your information goes to me and to the service providers that help me run things: my email, my CRM, and Lima Bean Photography, who built and runs the home search on this site. If you ask about a home or save a search there, it comes straight to me. They only handle it to provide their service. I don't sell personal information, and I never have.

If you arrived from one of my ChatGPT ads, OpenAI receives the ad-measurement signals described above (page views, a form submission, a Call or Text tap, and hashed form details). Under California's privacy law that can count as "sharing" for advertising, which is why there's an opt-out below.

Your choices

You're always free to skip the form and just call or text me. Every home on the search is public — an account saves things, it never unlocks them — so you can look at all of it without signing up for anything. If you'd like me to delete the information you've sent, email me and I'll take care of it. You can also clear or block cookies anytime in your browser settings; the site still works, though the search may remember less.

Links to other sites

This site links out to places like Zillow, Realtor.com, and my brokerage. Once you're there, their privacy policies apply, not this one.

Children

This site is meant for adults buying and selling homes. It isn't directed to children, and I don't knowingly collect information from anyone under 16.

Changes to this page

If I update how any of this works, I'll update this page and change the date at the top.

Do Not Sell or Share My Personal Information

California law gives you the right to opt out of your information being "shared" for advertising. On this site, the only thing that counts is the ad-measurement pixel described above. Press the button and it turns off in this browser and stays off. Nothing else about the site changes.
