What it is
The straight take.
Upland sits at the base of the San Gabriels, north of the 10 freeway. The further north you go, the bigger the lots get and the closer the mountains feel. The north end, above Foothill, is the part most people picture when they think of Upland.
It's an older city by Inland Empire standards. A lot of the housing stock dates to the 1950s through the 1980s, which is a good thing if you like real backyards and street trees that have had time to grow up.
Downtown along 2nd Avenue has come back in a real way over the last few years. The Grove Theater is the anchor. Buona Vita next door has been there forever and is still worth the wait. Coffee at Augie's, dinner at Padua Hills.
What it isn't: a new-build city. If you want a 2024 tract home, you'll find it in north Fontana or south Ontario, not here. Upland is for buyers who want established trees, established neighbors, and a town that already has its character.
